In New England labor travels, I would suggest reaching further out if labor prices are high in the local area. Subcontractors around here will drive over 2 hours for work and its much cheaper.

Thanks for a great summarized breakdown of build costs. Labor costs are so hard to pin down, especially when the workers make mistakes during the project.

Do you need commercial property insurance for these cabins once rented out as short-term rentals? If so what is the average cost difference to insure vs. standard long term rentals? I realize this would vary by location, property type, etc..., but based on your experience do you have an educated estimate or guess? Also, if building for STR how much $ do you factor in for turnover costs? I love the idea of short term rentals, but I don't love doing housekeeping.

$15k for windows and doors is a joke. If you get high quality exterior doors (solid, secure, air tight, impressive), then that amount would pretty much cover it. Good windows that aren't crappy American builder quality, would cost about another $35k, for a typical number of openings. Budget should be more like $50k installed, and that's not even really high end. Yeah, Americans have the shittiest windows on earth, coz they are cheap and/or don't know any better.

I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

Own land able to work as contractor , that means able to hire, subs

Currently have 5th wheel, 300ft fencing for free, towing 200
Taxes 400 yearly, water and trash 140, solar lights 50 year.
