ОтветитьNice homes. Need to talk about the HOA fee. When the builder leaves town, how is the HOA set up. Management companies for the HOA are fairly common. Yes these new builds meed current building code. Always looking for where the builder is cutting corners. 20 yr shingles, 5 year warranty on water heaters instead of 10 yrs. What are the performance specs on the windows. Are they top of the line PTG windows that meet Miami Dale code or some other brand.
It is more important to plot every build able inch or less moneys lots to save mature shade trees that are on the property and add to quality of life for your back yard? Did the builder use a compost/soil mix to reduce water use of the lawn like the University of Florida suggest or does he just use worthless fill dirt will cost you more money in water and maintenance.
It is easy for these builders to put nice finishers. But telling buyers the quality extras the builders are doing above the minimum code for the stuff you don't see helps shopping new builds.

I have a quick question, the KB homes neighborhood, does it have city water & city sewer? also I see on their website lots are nearly gone for the model we'd like, will they have a phase two? or what's left is what's left?

ОтветитьBorn and raised in Palm Bay, FL. Place has gone to hell in a hand basket. These new communties popping up look beautiful but I can tell with a fact that the rest of PALM BAY isn't desirable! PalmBay nickname is "the arm pit of Brevard County! Try Suntree or even Northern Melbourne.
ОтветитьJust left after 16 years. Never buy a new home in Palm Bay or Melbourne. Terrible construction. Adams homes is one of the worst. Buy used if you don’t want your house to blow away. Adams Homes has terrible quality control in our experience and they hire questionable contractors. Never ever again would I buy another Adam’s homes. They roofed over my dryer vent. Forgot to connect plumbing to shower. Absolutely terrible. Holiday homes were decent . Miranda Homes was probably the worst of the cracker box homes. Mercedes homes isn’t bad. Property taxes are terrible now as is insurance.
