Fire exits and sprinkler system? Davao not too long ago had many fatalities in a building fire.
Be careful about those removed ceiling tiles as they almost always mean an unresolved problem.
Roof access? Parking? Water pressure? Backup power? Security? How old is the A/C? How noisy is it? Check the filter to see if your engineer is doing his job. Elevator?
