ОтветитьIs the Kara Denise Kernodle who was arrested on November 19th, that's being held in the Kootenai County Jail with a 50k bail on drug charges have any link to the Xana Kernodle case. This woman is old enough to probably be her mom. Isn't Kootenai County very close to Rathdrum, where Kaylee Goncalves lived with her parents and siblings? It's a weird co incidence , especially when Xana's residence is listed in Arizona

So here’s a statement directly from an Idaho based property management company about landlord insurance policies in case a tenant dies on their property.
“You will need to obtain a certificate of death for insurance purposes. You will also want to notify your insurance company as soon as possible. Tony Ferguison, of Idaho Select Insurance in Boise, cautions the importance of understanding the difference in “replacement cost” and “actual cash value” coverage in your landlord dwelling policy. If your policy is written for replacement cost, you can expect damage directly attributable to the tenant’s death will be covered minus your deductable. “
So we know there’s damages, and since the roommates died and spilled blood on two floors, and four total victims, the damages are even higher. Plus….
“If your lease agreement had required the tenant to purchase a rental policy with a liability clause, you will also be able to place a claim with the tenant’s insurance company.”
There were four tenants dead, who each were most likely required to have renters insurance. That’s five total claims. One with each tenants renters insurance plus the landlords insurance. If these rules apply to the surviving tenants then that’s 7 policies.
Then this last part spooks me the fck out.
“Check with your insurance carrier to be sure you follow protocol for an expedient settlement, and follow your insurance carrier’s requirements carefully because when a tenant dies while under an active lease and leaves no surviving adult tenants, landlords’ will likely incur serious expenses; and if not handled correctly, those expenses can add up very quickly.”
Under the property insurance scandal theory, it would benefit to leave two roommates alive. Then, since a murder occured in the property it becomes a stigmatized property which could be considered a damage since the news of the killings blew up.
“In real estate, stigmatized property is property that buyers or tenants may shun for reasons that are unrelated to its physical condition or features.[1] These can include death of an occupant,[1][2] murder,[1][2] suicide,[2] and even the belief that a house is haunted.”
“Sometimes a property's history or other outside influence creates an adverse public perception. This negative impact translates to diminished value or marketability based upon perceived risk or other emotion.”
This opens the claim up to be even larger.
Example 1: KANSAS CITY, Mo. — A Kansas City, Missouri, landlord faces two felony charges, second-degree murder and armed criminal action, in connection with the death of one of his tenants. Paramedics located Gilland and pronounced him dead on the scene. A medical examiner reported that Gilland had been stabbed more than 30 times.
Example 2: CHICAGO – A suburban Chicago landlord was found guilty Monday in the deaths of seven people for a Valentine's Day 2010 apartment building fire that prosecutors said was set for insurance money. Lawrence Myers, 64, was found guilty of seven counts of first-degree murder and of several counts of aggravated arson for hiring his building manager, Marion Andre Comier, 51, to set fire to the Cicero building to collect $250,000 in insurance money.
Example 3: Alvin Weiss pleaded guilty Wednesday to hiring a hit man to kill two of his tenants who had complained about conditions in their New York apartments. Weiss also admitted planning to set fire to one of their apartments. In separate cases, Weiss also pleaded guilty Wednesday to forging a will that made him the beneficiary of his insurance broker's $400,000 estate and to tax fraud. Weiss' tenants were not harmed after the hit man revealed the plot to police.
Example 4: A sensitive Michigan landlord has allegedly murdered a pair of his tenants because they were noisy and kept him up at night, People reports. Battle Creek landlord Chad Reed, 53, lamented that the tenants he allegedly murdered “liked to party” and were quite the little noisemakers.
I can’t believe they haven’t already brought in one the handful of psychics who work with police departments and whose sixth sense, however bizarre and inexplicable this is, has led the police to the murderer — where he lives, what he looks like, how he knew the person he murdered.
I’m in the sciences. We’re supposed to reject that which we can’t replicate, measure, etc. But having personally experienced an event my eyes were fortunately opened to that for which there will never be an explanation.
It just takes a chief of police to put his or her ego aside long enough to say ok, the victims’ families are more important than my skepticism and the fear of being mocked…

I guess the police have already questioned the personnel of the establishment where the two "survivors" were, before the crime was committed

I can’t even sleep in my home even with the door locked knowing that person is out there, we are thinking of selling our home in Moscow and moving back to our small town home in Tennessee. We are an old couple and came here to retire, only now there is crime and traffic. No thanks!

ОтветитьI think either there already is a suspect which is why many people were ruled out so quickly, or the police ruled out some people way too soon without properly investigating and if that’s the case I think Kaylee’s ex bf Jack needs to be looked into. She and Maddie both placed lots of calls to him and texted him to come over, there was some sort of argument etc. His alibi is not strong to my knowledge. The fact that she mentioned they have a dog together in the text, and the dog was there, kept alive, and now the dog is with him… none of this sits right with me.

ОтветитьI don't see much information coming out about the mother of victim Xana Kernodle, Cara Kernodle, being held in custody in the Kootenai County Jail on a Detention Warrant and felony drug charges since November 20, 2022.

ОтветитьIf that was a party house with loud music nights I assume it disturbed some neighbors, I would put neighbors on suspects list too. Loud music doesn't let ppl sleep so it might make them angry.
ОтветитьThey probably interviewed thousands by now. One or many could have been involved. If many are involved, then they will eventually get caught. But if it is the work of one individual, then it could go unsolved.
