I'll tell you about text messages. They held up in court. I had an eviction and the tenant was a scammer who had previous evictions. She was playing the victim card and lying about all sorts if things but had revealed her scam I'm text messages when I confronted her. The judge she those texts and ruled against her.

I have a question as a renter. My old landlord sold the property through a realtor and called me 3 days ago to tell me he has sold the property and transferred my lease to the new landlord. He told me the new owners name but said he wasn't sure of his name, which is puzzling to me. He also said he dies not have the new guys phone number either. Maybe its because he did it through a realtor?
Anyway, my old landlord said the new one has my number and would reach out to me that day or the next day. It's been 3 days, and no phone call or anything. Its also the 3rd (rent is typically due on the first of the month). I dont know how to pay rent to the new owner, or how to even get in contact with him. Advice?

What about if you are on section 8 and he wants you to pay to sheet rock and paint because the apt failed ?

Here’s a moral tip. Stop pricing out your existing tenants just because everyone else is doing it, or just because you can. Speaking for Florida’s tenants.

Last year I was able to move into a senior apartment community I have admired for years. Rent compares to where I previously lived, deposit was significantly less. One odd condition, in my opinion, was the requirement to have renters insurance to live here.

No problems until my policy was canceled for non-payment. I have NEVER in a lifetime had renters coverage. Now I’m looking back at the lease provisions again. It was electronically signed so I had little opportunity to read it in detail ahead of time.

There is a statement that the owner/management does no removal of snow, ice, or sleet. I have not seen anywhere a declaration of who is responsible for snow removal. Following that, even if management is negligent or the cause of injury or damage, they are declaring themselves not liable to pay. It appears this lease has been worded so that residents have assumed any and all responsibilities that would otherwise go against management. That’s why they want us insured. Is this even possible or legal?

So true you be surprise how many landlords dont put that security deposits in bank accounts or dont returned the tents deposits. Cedar rapid, Iowa and other areas dont give back security deposits. I've found out they have lied to keep many people deposits. They really have a bad habit lying say the apartment/ or house was trash ect. They come up with all kinds of stuff to illegal keep people deposits and make it look and sound legal/ justified. I had a landlord in Chicago heights ,Illinois that one's the only LandLord put my security deposits in a bank account and returned it to me after I moved out. The day he open the Bank account he called and let me know.

My tenant asked me if he and his father could widen the driveway. I said yes. They did a great job. I knew i got lucky with that. Most of the time i decline their offers which is for the best.

Never rent to people on social security disability. They are considered indigent can't be sued. They also consider themselves as having nothing to lose.

As a landlord of 30 years I was given a tip when I started by a landlord .He said never believe a word your tenants say .I have sometimes forgotten this and it comes back to bite me when I do .

Great advice. I was a rental agent for many yrs at 2 apt complexes. Problems we found were comments areas being disrespected smoking personal stuff left in common hallways tenant fighting locks changed on entrance doors people living there that were not approved painting inside apts with out permission ECT. So one way to stay on top of all of this is to let tenants know before they rent that a every other month inspection of the unit will be done with a 2 day notice. Any one living normally should not have a issue with this and those who are not the problem can be corrected by landlord immediately.

You left out a major one. Always send tenants that movie out a formal letter explaining any deductions in their security deposit. Also always send certified mail so they can’t play the I didn’t get it card.

Try not to text your tenant. Hold your cards close to your vest. If they know what your thinking , they will own you.This creats a written paper trail that they can use against you in court. Always be thinking about tomarrors nightmares. Tenants are not on your side. Think accordingly along those lines and your be safer.

Tip 5. This is soooo important. Just the other day to meet with the notary for 1031 paperwork. Told them 3 times how my wife’s name was spelled. Gus what- they spelled it wrong. Her response- “Don’t worry about it. We can…..” it was everything I could do after my 2 hour drive not to explode. At least it was Palm Springs and we could grab lunch at Sherman’s deli.

It's been instilled to save and pay your house off into the next generation. You my man have changed the path for my family's future. Thank you! What if the tenant is a business and their business address is false or outdated, how can I certified mail be delivered and acknowledged receipt by the tenant if email or text messages don’t count as legal document? Do you have any suggestion how I solve this problem? Thank you so much!

Mr. Ken I need your expertise an opinion. My landlord lied to the court on me. He work for Golden bamboo village 3. He lied and said. I owe rent. My rent was never late or unpaid. He file a writ of possession. I been here at my apt. Since 2012. He blocked my Tennant no. So I wouldn't be able to pay my rent after my lease was up. My lease was up Dec.06, 2021. He couldn't evict me until my lease was up. He file this on December 14, 2021.what do I do as disable senior citizen. I have been lied on to the court's. I cannot afford a attorney to help me. Pls give me your advice on how to handle this.
