ОтветитьI am a small multi fam investor. My big hesitancy in commercial REI is the ARM adjustment period after 5-10 years. If you are looking to keep an asset forever that cash flows very well, how do you mitigate the risk of being at the mercy of that new interest rate? Is it a gamble? Or is all commercial real estate just a buy, increase value, and sell after a few years and profit? (Long term flip) Is there no buy and hold in commercial?

ОтветитьPeter, I have been coming across some good deals but I have a problem. I am 73 and know that nobody lives forever. However, I own three commercial properties free & clear. At my age, relatives tell me that I am finished, I respect you, Peter; but I hate retirement, why do I have to get out of the game? As a baby boomer, maybe a video for older investors might help.
