The narrative has changed , 25 yrs ago any property would of been good to buy now it’s buy in the right property, in the future it will be no property because property is not a good investment anymore the heydays are over.
ОтветитьMy partner and I would love to invest in real estate but starting with buying a residence (we’re tired of renting, having to ask permission to paint a dang wall lol). Not our dream home, but something which is ok that we can afford comfortably. Maybe put a granny flat next to the house and rent it out.

ОтветитьRavi, I have run calculations on whiteboards, excel spreadsheets, and note pads. All indicate I can buy a property (<1mill) every 3-4 years assuming typical conditions such growth and rental yield. I would need to sell each at year 5 before principle payments are required. This roughly generates 300k after fees in/across/out per transaction. After 25 years consisting of 10 property transactions my wealth would be less than investing the initial deposit today in a SP500 fund. What am I missing? Paying down principle will less assets results in similar figures.
