ОтветитьIt’s the private equity groups driving this up for fast profit. This is part of the problem. Homes today are looked at as investment opportunities only and not places to live. Speculative homebuying has ruined the market. The only way forward is if the housing bubble bursts, like in 2006. It will reset everything. It’s the only way to bring down prices and make homes a place to live again. To afford most of these homes in these states your income and profits would have to be made outside the state or on a global scale.
ОтветитьI live in MT. Yes, the out of state people drove the prices up and left. You also have to take into account half the state is federal land. We have a few reservations here as well. You can look up Discovery Land Company. They just bought a spot in my zip code which is going to be a resort. I'm guessing like the one in Whitefish which is $300k/year membership or $150k/year for the social club. They have Iron Horse in Whitefish and Yellowstone Club in Big Sky.
I think the most hilarious price increase were in Libby and Billings. Both places were cheap for a reason. Libby is a superfund site and the cancer rates are still really high, so no one from here will buy anything over there. Billings is the cesspool of the state. That's where all the drug addicts and parolees are. I've heard it's gotten worse since the out of state people came in there too.
Lastly, the cold makes people leave. We are used to the cold but other people are not. I've had the front door and garage frozen shut because it was -32°F. The other mistake people make is not getting house sitter when they are out of town for the winter. There was a $2 million home that sold Oct 2023 and was back on the market January of 2024 with extensive water damage. It looked like they must have been out of town for Christmas and when they came back the entire site of the house was damaged from a pipe breaking. The drywall was all cut out and you could see mold. I'm guessing they didn't have insurance because nothing was fixed and they were selling it for a little over $800k. Yeah, you can't do that here. Either get a house sitter or shut everything off and winterize it.
Massachusetts is higher than CA. Ca is not that far off than the rest of the states

Great the average. Not real since in every state has its over priced houses. You should use a lower price and a high price and give the costs for each.
ОтветитьJust bought a new construction, four bedroom house in Dallas for $255K. My monthly payment is $1,256 (it’s actually $1,812 with taxes & insurance).

ОтветитьI bought my home 8 years ago. If I were to buy this home today, I would not qualify, so I'd be renting. The problem now, can we afford to keep our homes. Insurance is STUPID high now, then dust that with real estate taxes. Won't even mention the rest of life's necessities.

ОтветитьWrong about montana coming with property/land...a lot of these "affordable" places might have a third of an acre, but many are quarter or less with an overpriced, fixer upper (because DIYers think they can build) and black mold is an issue all too often. (9 months of snowy winter doesn't help.)

ОтветитьIowa is where I have been trying to move for many years now. But they always ask the same question and my answer produces the same result: "What state are you moving from?" My honest answer "Massachusetts" results in no further responses from any property I have tried to move to. Why don't they ask "Who did you vote for?" instead? The answer to that question would produce a completely different result, I believe.

10% down payment
Mortgage payment <30% of income.
You can adjust, plan for or compromise on a good deal of this to lower income requirements. Remember, this is to be *comfortable*, not affordable. A higher down payment, good credit, paying off other debts, sharing a home/getting married, avoiding the largest population centers, budgeting your remaining income and downsizing can all mitigate the struggle significantly.
