The Community of Orange Tree in Clermont Florida

The community of Orange Tree can be found on the East side of US 27 and on the North side of HWY 192. It’s only about 8 miles from interstate 4. Orange Lake is only 6 miles from Disney World, and just a little bit further to Sea World and Universal. It’s the perfect location for theme park junkies, beach goers, and those commuting to the city.

Orange Tree is located in Clermont, which is in Lake County. Orange Tree has 409 Single Family Homes. They are all single story homes. Construction in Orange Tree started in early 2000 and finished up in 2007. They were built by Greater Homes. The homes range in size from 1791 square feet up to 2546 square feet. They are 3 bedrooms up to 6 bedrooms. All of the homes have attached two car garages and almost all (I counted 1 that didn't) have swimming pools.

This community allows for full time residents, Vacation homes, Long term and Short Term Rental homes. There are no Rental Restrictions. You can use any Rental Management Company or Manage yourself. If you're looking for an investment, you have to be careful because there are quiet a few communities that are residents only with no short term rental.

The HOA is a low $550 a year, that’s around $45 a month. Fee includes maintenance on common grounds, maintenance repairs on common grounds, pest control, trash
No CDD.

There are two playgrounds, tennis courts, walking trails, pickleball, soccer field and a catch and release fishing pond.

This community does have natural gas available.

The Closet Grocery Store is Publix, with two more within 5 miles. Walmart is only 3 to 4 miles away. You can head to the shops at Rolling Oaks Commons and Sunset Walk along the US192 which can be reached in about 20 minutes. The nearest Premium Outlets is at Exit 68 on the I-4 Highway which is less than 30 minutes drive from Orange Lake. There are many restaurants just a short distance away from the front entrance of Orange Lake. Also, there are local Golf courses and North West Regional Park with Soccer fields, basketball courts, pickle ball court, dog park, kids play park, walking trails, exercise equipment, covered picnic tables, screen pavilion with bathrooms.
