YEs sir i agree with the fact that why one would want to invest ones hard earned money to others countries where you dont know their in depth Laws. Its better to buy property in your nearby places where you can actually reach anytime. Thank you Guruji for countering this video. I have seen that vidoe and Influencers some times dont tell you actual facts which is very true. I totally liked your video lot of points you have covered which he hasnt.

Whole world is looking to invest in Dubai .. those all millionaire and billionaire have no brains .? Think twice.. nobody wants to waste their money.. they also do their own research dude .. in last 10yrs 1.5 trillion money got investments to Dubai , if your analysis is correct then why those investments not came to India .? Very True. Dubai is very expensive. You will burn your capital in Dubai. You cannot earn in Dubai because of very high expenses.

I am from delhi (moti nagar) and 200 gaj 3 bhk are selling here her 3 to 3.5 crs. Insane. My fathet bought a 135 gaj floor for 21 lakh in 2005 here. After DLF projects coming nearby there is more rise in prices.

Dubai maintenance is not extremely extremely extremely high. My flat pays me 10% rental ( maintenance is 1.2% of it so still 8.8% rental yield

SIR, it’s been 4 years m using AIRBNB with kid n it’s best n safe… n main rotiya nahi banaati. N Proper Delhi SR hu, n never wanna live in NCR coz atmosphere environment local log r on worst. Goa n Pune is good. Bangalore Gurugram n Noida is worst.

I think one of the biggest issues with renting a property in India is managing the tenants and getting rent on time. There is a lot of hassle associated with renting a property even in the same city like you also mentioned briefly. Based on what I have seen, in developed economies this process is pretty streamlined and regulated even thought the yield might be less but there is a lot less hassle in renting out properties in cities like Dubai or any other cities across US/Europe etc.

Sir I am living in Dubai And Personal experience
Property bought in March 2023 .
Rental income is 6 to 7 % after accounting for service Charges .
Interest on home loan first 3 years is 4.99 percent ( can be reduced or remain the same by changing banks post 3 years )
Capitol appreciation , rupee depreciation, quick resolution of legal matters etc etc are some of the other benefits of buying in Dubai .

Dear guys please listen to this man he is 100% right I am from Goa and i know what is happening in Goan real estate ! Most of the land in Goa belongs to the communidade members and tgese elected chootiyas are trying to seel that communidade land to outsiders and most of the communidade cases are going on in Supreme Court ! So be aware of the chootiya builders of Goa every one has links with the ministers and you will be the looser !

Your comments are not well balanced, looks like you are saving your ground and not letting people (their money) move out of your core market. You should have shared some thoughts on UAE`s 2040 Master Plan and industries coming and Govt. Initiative to become Oil-free economy.
