ОтветитьThank you im having that same problem investing in high crime area and just thinking im gonna buy the property but i will never my self leave in that area. Its a shame how the police and the justice system let all of this beautiful cities go down drain with crime activities intead of cleaning all the city and benefiting from business, turism and home owners its seems like the police its taking money from all of this drug dealers and gangmenbers.

ОтветитьTim, when you calculate cash flow, do you also include something for future capex/maintenance/repairs? Just curious. I'm lucky to be able to say all of my rentals cash flow $515 minimum, but that's not taking into account the aforementioned. I do like to set aside $150/property/month to be safe for these items though, but I tend to BRRRR my properties, so most of these funds just end up collecting dust in a HYSA since I (theoretically and ideally) won't have major updates or capex expenses for 10-15 years.

Grateful to come across your video. I will purchase your course tomorrow. Just one question today, can women do this? Because real estate investing seems to be a male dominated industry, such as healthcare or anything “health” or care-giving related is more female dominated lol, but can I, as a female, do something like this as well? Are there any females that you are aware of currently doing this type of real estate investment with section 8? HELP TIM!!!
