We need more houses but also more regulations. If a single investment company can own thousands of properties and keep aquiring more and more they are essentially scalping the market. Even if we increase the supply the problem will persist if corporate landlords don't have any sort of limits that stops them from absorbing that supply.

Japan is not comparable. In Japan the older the house gets, the less it's worth. Older houses are not seen as desirable due to old building methods that are not up withstanding earthquakes. This means that they must continually keep building new houses to replace the older one. Hence, such a high rate of building.

The housing problem is a job market problem. Most jobs are in capital cities. With the pandemic, things started to change, but if hybrid/remote working does not become regulated, both markets (housing and job market) will remain critical quarter after quarter.

Here in Jakarta housing prices since pandemic have remained flat dan the Occupancy Rate is declining due to WFH hence the rental rate is decreasing. Anyone wanna move to Jakarta? Its a great place for westerners to spend their $$$ and exercise their white privilege here.

The problem in Ireland is not new housing but existing housing stock. Our government ran up 200,000,000,000.00 euro in debt to protect the banks and incumbent house occupiers at the expences of people who were yet to become house hunters. So the answer, is to give the same amount of money to house hunters and force banks and property owners who had mortgages in 2008, to pay for it or confiscate their houses if they can`t.

Goddamn I'm happy to have bought my own apartment at a time when interest rates were next to nothing and when I still could afford the loan and get it with with ease, as I'm by no means rich or even wealthy. Now I can still afford to pay it back even if interest rates hike up.

Move to where you can afford to live! This "crisis" is caused by a worldwide epidemic of people wanting to live outside their means. There's no way that I could even afford decent housing in N.Y.C., but I own 2 houses in Indiana. Use your damn heads and quit expecting property owners to subsidize your lifestyle.

I remember a time I was paying $2100 per month for my mortgage while everyone else was paying $600 per month for rent 20 years ago. Now since I refinanced under Covid 19 0% interest at a fixed 3.25% I pay $500 per month for my mortgage while everyone else pays $2500 per month for rent. I was mildly resentful at the cost in the beginning but it was worth it in the long run. It's not a good idea to allow others to own what you need.

Buy your house when interest rates are high for cheap. Then refinance when interest rates are low to keep your interest down. DON'T BUY A HOUSE NOW IN AN OVER INFLATED MARKET.

HANS JURGEN AND PPL. LIKE HIM ACTS LIKE OTHER PPL OWE THEM A FREE RIDE !!  Its not the owners of property that must pay for his poor life choices and a roof over his head .. Why losers like him feel so god damn entitled and deemed to receive free stuff and have others that made good life choices to pay for his short comings !! I suggest he starts by moving to somewhere he can afford and starts working harder .. I mean if i wanted to live in Beverly Hills but i can not becouse my income can not pay for the rent prices , do i get to tell som rich property owner he must lower the rent so I can live there !! Or do i find a place i like that I can afford !!

PS. lots of things are basic human rights , you have the right to food but you can not just run into a shop and take it without paying for it can you !! and even if you can have the right to just take whatever you need , YOU DO NOT HAVE the human right to just demand someone else must pay for it !!

I'm so thankful that my landlords are renting me a place to live in at a reasonable rate . Inflation is uncomfortable but i'm thankful that my job pays for my life.

It may appear somewhere in the comments, but it was a glaring omission from the documentary. I don't believe that governments in most western countries actually want to fix the affordability problem. I live in the UK and have watched over the last 50 years as a house or flat went from being a structure you bought to keep you warm and dry, to one that is now considered an investment. When I was in school economics specifically taught that a domestic property was not an investment. But decades of extremely poor policy decisions and a massive and deliberately manufactured scarcity of new property has meant that many older homeowners now have properties that are worth vast sums of money, and many newer homeowners expect to duplicate this luck for themselves. These same homeowners are courted by politicians wanting to get elected - so what politician is ever going to be willing to break the cycle of never-ending house price inflation and risk alienating their core voters by reducing the value of their properties now and suppressing future growth. NONE!!

I live in Spain and it is crazy... from 2020 to 2023 have gone up by 250!! we make aprox 1000 thousand a month in general and rents are above 800€ montly, 1500 in malaga and similar. 500€ per room :( it is crazy!!! and we don't get what is going on...

Housing being misused as "investments" is an issue, but the REAL Issue is OVERPOPULATION and INVASIONS of Immigrants.
Solution:
1 Housing for CITZENS ONLY
2 Housing for TAX PAYERS ONLY
3. Ban Corportate ownership of housing
4. Ban forigners ownweing housing
5. Ban ownsership of Multiple properties by individuals
6.Ban McMansions and Luxery Property
7 Build MixUse Housing
8 DEPORT Immigrants IN MASS back to their homeland
9. BAN Divorce
10 Ban people 65+ living alone, either they live with family or with other elderly in care homes
11. Enforce 1 Child Polocies to reduce the population
12 BAN Rentirement, everyone works until death; just add more MANDATORY Paid Vacation Days that people MUST Take, and can't be shamed or fired for taking.

A year on and it's still as bad or even worse. Wherever the housing sector was largely turned over to the private sector the deficit of housing created a bad experience. Until that ideology, that public housing is kind of verboten, is revised, the suffering will continue. We need a certain percentage of public housing to create 'normal' conditions. Our elders showed us after WWII in Germany. Despite so much being kaputt and millions streaming in from the lost areas in the East, things did work then. What percentage? Probably 15% in the long run, but now in the crisis situation ity would probably be have to be more for a while. Reducing is easy through selling some.

It's been almost five years since I first moved out due to financial hardship, I had loans to pay back and it was either that or rent, but couldn't afford both. I'm glad I chose to move out because now the loans are gone and I've saved similar amounts since directly into savings that now I can do what I want, whenever I want; It's incredibly free and I'm not sure that I want to use my money on buying a house because that only ties me down to one place.
I think any "housing crisis" would be rapidly fixed if the homeless or unhoused decided they preferred that and any housing would be declined 😂

This happened with the 2004 housing boom - home prices were greatly inflated, meaning people couldn't sell later because they owed more on the house than they could sell for. I know quite a few people who bought then, thinking they were making a good investment to sell later, but it's taken until the COVID housing boom for the prices to come back to those original amounts.
