One more popular video by fin expert is circulating now reg the home loan. His theory (I.e) "If you have lumpsum to purchase a property, invest them in balanced mutual fund that will grow with 12% and take a home loan for 9% to buy a property- then do swp and pay the loan emi every month. After 20 years, there will be some amount accumulated in mf even after closing home loan " whats ur opinion on this ? Might be useful for others.
property price are rise above 12% but mf give approximately 12% and home loan interest rate 9% if you avail 20 year emi , now emi amount is high as 50% salary but emi is fixed so that after 5 or 10 years that emi amount goes to 30% to 20% of the salary amount
ОтветитьOwner's salary wasn't mentioned, his investment and gold/mf not mentioned, whether he also got same 1.5lakhs /month, the key factor is they should have maximised the emi amount during covid 6.5% was there for around 1.5 yrs and he should have stepped up emi to 75k max, so that principal would have reduced greatly now.

Concern was rising rent year on year 5% or more, looks it would match EMI in next 7 years roughly.
May be there's a possibility of no EMI or rent for the flat owner after approx 13 years, depends loan amount/tenure.
This is not for everyone, if there's a surplus for home loan pre payment, we can go for the first home, at same time accumulate gold, mf sip steadily.

ОтветитьOne point i can tell u.. You can say lot of ifs and buts.. I got one situation where owners didnt allow to do final rituals on demise. You tell me, what will you think in particular situation whether rent a house is good or buy a house is good.
Will u do rituals outside of ur rented house?
Will u do rituals infront of the hospital?
Will u do rituals in sudukadu?
At that time will u do find a rented home and shift ur demise and do ur final rituals?
Which option u will consider? Or any new? Your thoughts?
