Depends on what someone's goal is. Me personally, I like single family more due to the quality of the tenants and appreciation.

Good points. Very good points. They each have their merits though. If I had the money or was more comfortable JVing with people though, I'd probably lean apartments, but to each their own! My goal is to own both!! Also there's REITS which can give you exposure to the big apartments.

Real Estate is based on location and follows the law of supply and demand. An apartment is highly desirable location with low supply of housing will be worth more than a single family home in less preferable location with high supply.

Also age and finances matter. A retiree without kids does not necessarily requires a single family home while a young couple might. Need is key.

two different animals. single family single owner good profit. large apt syndication with other investors potential for multi millions in profit. my answer is do both.

SFRs is how I’m getting my start because they maybe easier for brrr and exit plan. Less to get into. Easier to get out of. Except if you have a lot. Then your attention is more scattered, whereas, if you could have he same number of doors with a multi family, your attention could all be under one big roof, rather than every separate door.
