ОтветитьGood content! One thing you don't mention is, the power you have to rise rent with multifamily (up to 4). If rents go up it's harder to rise if the tenant is the same. Sure, you can wait to the 12 month to end and rise for a single family but if the tenants move, you have to find another one and in that case averaging 7 years loyalty isn't helpful. And yeah, you rise rent on a rolling fashion to all 2 - 4 units, which increases your cashflow overall

ОтветитьIf you want to live in one of the apartments and keep the property for at least 5 years, look into NACA. You'll get a much better deal. And they base it on your rent! If you can rent you can buy that's their motto!
