So how come people say dividends aren’t free money? (When I search up about passive income via dividends on forums like Reddit) Besides paying taxes on it. If let’s say by 40 years old I make 100k a year in reits dividends. Can I then quit my job and live off of 100k a year in reits dividends from 40 years old to age 100 or whenever I die? Like even if I used all my 100k a year dividends, would I still get paid 100k every year as long as I don’t sell my shares, even if I’m using my dividends every year?

There is a huge lag between when rate cuts are implemented and the effects are actually felt. This is why rate cuts have almost never successfully prevented a recession. We saw it in '08. The yield curve uninverted, the fed cut rates, the markets surged for a bit based on false hope and reality set in soon after as the bad unemployment data caught up to the bad hiring data and it was armageddon from there. Good short course in REIT's. I have bought mine through Vanguard for my retirement. I don't consider them a bond or stock. I just consider them diversification. My Vanguard fund must mix the mortgage REIT's with the Equity REIT's as the dividend is somewhere between the two. I prefer equity REIT's except I want more than a 3 something percent return. Therefore, I will stick to the REIT index fund or Vanguard REIT ETF as at my age I really don't want to invest in real estate directly. If I was younger & know what I do now; I would try a small apartment complex as there a lot of tax write offs that are hard to ignor plus getting my tenants to pay for a roof over my head. ( you can't do that with a house) Live & learn. Wish Jasprit was on You Tube 30 years ago but then there wasn't a You Tube yet. ( there wasn't a Yahoo either nor a Instagram, but ironically I was on the internet and starting to get into internet banking) Now we get free financial education!
