Pertinent facts we know:
• Buyer Agency Agreement will become standard, which they have been for quite some time. This is nothing new to us.
• Buyer Agent commission can no longer be advertised on the MLS. This is the only new change for us and can be good, depending on how you view it.
• With the settlement, most of the industry can return to work while a few larger brokerages still need to settle.
Misinformation and uncertain speculation:
1. Buyer's Agents are out of a job. Buyer's Agents are going nowhere. They have proven themselves too valuable for decades, and most consumers strongly prefer working with a Buyer's Agent.
2. Buyers will have to pay their Agents out of pocket. If a seller is unwilling to cover a Buyer's Agent commission, it will likely be wrapped into the loan. For those paying cash, they may have to cover it. The goal of government-backed lending agencies is home affordability. They will do everything possible to assist the buyers, including allowing commission to be wrapped into the loan.
