ОтветитьWent to buy my first home in 2021, one built in 89, sellers tried to hide a failed septic field by doing 4 pump outs in the matter of a few months when showing the home. Luckily, my inspector knew what was going on, and showed me directly how the field was blocked, digging up the septic tank access, and shooting water down the septic field pipe, and we watched water shoot right back out. Saved us 10k+ as we required the fix before settling. Always make sure you get an inspection, and from a respected one!

ОтветитьThe paint defects, carpet defects, and even the window defects are all pretty minor issues compared to the structural and weathering defects these homes likely suffer from. Houses now can be built with literal cardboard as sheathing. Just when i thought OSB was a joke(and it is).
My house is 120 years old. My parents house is almost 100 years old. My parents have a farmhouse that neighbors them, and it is ESTIMATED that it was built almost 300 years ago. All of these houses obviously have some issues that pop up here and there. But in decades of owning/watching them, nothing has been all that serious.
You couldn't pay me to buy/own a modern built house. You'll be lucky if it is still standing in 30 years. Most of them will rot out by then.

ОтветитьI work as an electrician in residential here in Colorado. Me and my guys are having to do a lot of warranty work to houses dating back to 2020 and were seeing other trades go in too. These are houses built by crappy builders who half ass through everything and don't pay much attention to detail. Also newer builds look like bigger apartments than REAL houses and they're listed between 600k to 1.5 million. It's better to buy an older home and renovate it yourself. It's cheaper that way and you won't have to deal with any issues as long as it's done right.
Ответитьall the houses are like that. they do crap work. you hire for cheap. cheap is what you get. and the builder is always in a hurry. I have seen them walk houses with customers and the final punch not be done. you came back and blue tape everywhere for defects to be fixed. and most times it takes a year to get this stuff fixed.

ОтветитьAs a builder I recommend u get a small business builder to build ur home n stay away from the huge to big builders.
Small builders r more accessible n since they’re small n u the customers r important to their livelihood they more apt to do an excellent job b/c they’re small n don’t deal in volume so every job is important rather than ur just a number in thousand of homes the big ones do every year.

ОтветитьMy daughter moved to Maricopa County a year ago. She already warned me to not buy any newly built homes (from 2019-2025) because of these very issues when I move there! Rapidly built and shoddy construction!
ОтветитьThere is not really any development I have seen built in the last 50 years that I would want to live in let alone the houses that are in them.
New houses look and feel so fake. Why on earth can we not get cool houses like they built in the past?
And what I find interesting is how the houses and neighborhoods near me that are 70 -100 years old look better every year. They always looked pleasant and interesting but little by little new owners have moved up and fixed them up even nicer than they were originally and improved the landscaping, put in cool sidewalks etc whereas all these stupid subdivisions near me that were built in the 70s 80s and even the 90s are starting to look run down and every year they look trashier and trashier.
I really wonder what is going to happen to them. I mean no one is going to want to move in and spend a bunch of money to fix up a crappily built house in a run down, boring looking neighborhood.

ОтветитьNever buy from a national builder. Ever. Never buy a used home built by a national builder. Never! Buy from a reputable local builder that only builds a few homes a year. You'll pay more iniatially, but will cost less in the long run. Don't support national builders. Especially DR Horton. They're the worst.

ОтветитьHow about the broken roof trusses that Cy finds all the time. How does that happen and not be found during construction? With broken roof trusses, what does that indicate about the structural framing itself? If the roof trusses are broken and not found, how many other structural, foundation, plumbing and electrical defects hidden behind the walls are there? Just what are the city building inspectors inspecting? What are the builder's construction inspectors doing? 3TV needs to start asking the tough questions to the Arizona Register of Contractors along with the city's building inspectors.
ОтветитьA tent is livable too. It's not about livability. It's about defects. Car with bad paint job is drivable. But it is still a defect and subpar what was paid for.
Some defects, such as that loose carpet, will result in shortened life of the carpet. Without the proper stretch being maintained the carpet will buckle up and wear poorly. Soon as the carpet is unhooked from the tack strip the stretch is compromise. Just tacking it down is not a proper fix. The carpet must be re-stretched and attached to the tack strip to maintain the stretch.
My guess is that the carpet wasn't even installed properly in the first place. Probably was just laid down and not properly stretched and hooked to the tack strip. In a few years it will buckle and wear prematurely.
There is a future and ongoing costs to defects.

The entire contract you sign is 100% in the builders favor.
The only way I would, and did, build a home is to own the land, have a custom home designed, write up specs and a contract, and bid it out. The house turned out amazing.
The person who owns the land is 100% in control of the project.
Let's just be honest about what is going on here. Government regulatory power is in decline because corporations own our government and that's what they want.
