ОтветитьIf my neighbor (right next door) sold for a certain amount and that house is substantially less square footage than mine, is it safe to assume my house should sell for a comparable price? In my opinion the houses are both equally updated and modern. New floors, new neutral paint, updated bathrooms and kitchen, new landscape etc. My updates are 5 years old and this other house that just sold is more fresh.
ОтветитьIm wondering if a buyer will be kind of leary on buying from a private party . especially here in Vegas. would it help if an agent did bring a buyer and pay them the 3% to make the buyer feel more secure. . its better than paying the full 6% im starting to think on now.. and would they help a little with the process. if i had questions in between ? so many things to think upon but its all about getting the buyer if you have a solid buyer your pretty much done , just inspection. appraisal and closing.. ~
ОтветитьI sold a property myself not too long ago and was solicited by about 10-15 realtors asking to list it, even after the fact they kept calling me asking about home needs buying/selling. They all gave me a used car salesman vibe

ОтветитьWe’ve had horrible experiences w/ the 3 realtors we;be used thru the years , buying and selling…I basically had yo do the marketing and selling myself AND all the legwork, searching when we were buying. We’d like to now FSBO Our current home. An idea occurred to me; if I was willing to do all the marketing/photos/showings could I still hire a realtor to list it and send me the pre approved buyers? If so, would a realtor accept a low commission 1-2 % since they would literally have to do NO WORK? seems like a fair compromise.

ОтветитьPeople at the end of the day, just hire a realtor that you trust is right for the job.
Like he explained in the video, there’s a lot of costs associated with getting a home sold that a good realtor pays to make it happen. Plus, a full time realtor does it full time. You can’t get your home sold for top dollar doing it part time.
Plus plus, you’ll end up making less money trying to save on a commission if you do sell your house. The stats are against you.
Interview at least 3 agents and choose the one you think is right for the job
I am an agent myself... a lot of solid points! Especially, being how almost all of the demand "Pool" is centrally held by the agents. Thanks for sharing.
ОтветитьYou can also offer less than 3% of the buyers agent’s commission. A lot of agents would go for 1.5 - 2% of a commission.

ОтветитьParker, I have interviewed 5 agents and they all come in low. (market value, some lower) I am assuming they want the quick sale. Heres the thing. I have updated my home using about 80 grand including master bath, all new floors, new paint, the whole 9. Yet no one takes any of this into consideration. I can guarantee u wont find a home like mine any where close to me. How do I know what my home is really worth considering the comps AND my updates to the home? Thx If I just add 80 grand to their quote, that's not gonna work

From my experiences realtors were distracted ignorant and generally worthless.
I'll pay a few of these smaller fees because I'm doing all the work anyway.

ОтветитьI'm looking to sell my home to hard-core gang kingpins the police protect the newer neighbors weed smell and tripping on hard sht in the street they supposedly got out of the hood to move here I am more than happy to help them get what they really want and help them have a new hood environment. Why aren't there any real-estate agents who specialize in hood expansion with gang kingpins?? Evryone needs a place to live and I know where I also belong it's a win win.

I have in the past and im had to literally do all the work and when i explained what they needed to do as the seller side they would question why as if i made up the rules lol luckily i was able to get them to the finish line 😅😅
