I can't sell my house to discriminating customers tgrough a realtor unless I pump 30 grand into my home for new floors, cosmetic repairs, and a new AC. So rather than waiting for months and living on eggshells while we keep our home ready to show at anytime, I would rather not put another dime into it, and deal with paying a realtor, and having strangers pick apart my home and then go buy a new buuld afterward. Screw all of that nonsense. The other thing is the market could cool down during the sale process if it takes months to do repairs and then sell. There is a time to just take a cash offer if it meets YOUR asking price.
