Five Questions You Should Ask! Buying a RESALE Home The Villages, FL

Could you please explain further on what you mean by using the remaining bond as a negotiating tool? I do understand the bond concept in The Villages however I’m not sure what you meant by this.

Hey M&T I believe you said Tiffany parents rented a house each time they came to TV that came with a golf cart. Do you know what rental company they use that have golf carts with their rental? Does their new house have gas? I like that area but a lot of that area doesn’t have gas. I really like a the water heaters and stove.

So can you share why there seems to be so many resales associated with 55+ communities in general. Understand that folks may want to upgrade or downsize, or experience some health issues related to aging, but there still seems to be a crazy number of resales within these communities. How much of this activity is a reflection of increased insurance/HOA costs or inability to continue to afford the lifestyle? It just seems that there may be situations that a newcomer could be surprised by after their purchase based on resale activity. Thanks Michael and Tiffany! Always enjoy your videos.

What if the buyer doesnt want the furniture in a turn key home? I assume the sellers increase the sales price leaving evertything behind or maybe not? Guess the seller would have to be honest and see if there is room to negotiate.

How exciting to have your parents move so close! How fortunate to still have them. What a blessing. We also eventually want to sell our home up north and permanently move to the Villages within a few years. Now that we're here much of the time, I have activities that I've come to love, and want to still be able to get to them easily. I never thought I'd be considering the Marion county area, but I'm up at Mulberry several times a week and that's as far north as you can get. I am considering between the 6's because we don't want to be too far from some of the newer things. I'm also not on team open floor plan. I need walls. I'm looking forward to see what the new Eastport area ends up looking like. So much to consider as a second time buyer.

We were just getting ready to put a contract on a house. And then the new report about golf courses and the link to Parkinson's came out. Pretty substantial report and this one makes sense. With all the pesticides in the air and seeping into the groundwater. and that area has a lot of lime rock which is very porous. Needless to say we are rethinking things. Always enjoy your videos

Michael and Tiffany, can you tell what neighborhoods have been purchased more as rental properties, or RBO?

Well Tiffany and Michael, if you were looking out for Tiffany's parents moving into the Villages, I would think medical facilities close would be a consideration! I would also think Insurance costs and HOA fees monthly would come into play! I keep saying you two empty nesters, that your current patio Villa has worked for you both for 18 months! Why would you want to change as you two age in place!

I would like to ask a question. We have had a lifestyle visit to the Villages. But I have a question the realtors are unwilling to answer. I had a sudden and unexpected spinal injury, and had spinal fusion surgery that left me with nerve damage and a right dropfoot. I now have to use a rolling walker to walk. I live in suburban Atlanta. I want to be in a Village next to or near a paved walking path for safe exercise. I love nature, but I do not want highway traffic noise. Can you please tell me what Village or Villages would be good for me to consider? Also, if there is a walking path that has benches along the way where I can sit and rest as needed. Any advice would be deeply appreciated. Thank you so much!

Michael, I have always wondered that if my bond for my infrastructure was paid off, what funds would keep the roads and water systems funded throughout the existing neighborhoods? Reminds me of the Ohio Turnpike and the Interstate system funded to be completed by Ike, in the 1960's, and we continue to pay fees for every trip down the road!

I seem to like where you two Live Michael and Tiffany! Why buy something you do not need, and enjoy your retirement years in budget friendly home! Then you two can travel, can shop, can RV again! I think you two are in the perfect location where you are!

I think where Tiffany’s parents bought was a very smart and great place to live!! We are a tad north of 466 and we are so happy that we bought a resale home. No bond, new roof, newer HVAC, roomy lot , wider streets, mature landscaping. Our home 3+ 2. 1450 sw ft. Perfect for us. We are full time in Florida but we do travel off and on 6 months a year in our Motorhome and we take 3 cruises a year. My husband works full time remotely and I’m retired. We bought Oct 2023. We did do lifestyle visit and was planning to buy a new home down south. Bond made us to rethink. And after checking out homes 20 years old our kitchen was gutted with new white cabinets and all new appliances never used. Both bathrooms were redone with tile and granite countertops. We are happy. Oh congratulations Tiffany on your decision to retire??? I’m guessing

Very helpful video on what to look for when buying a resale home in The Villages. How great that Tiffany's parents found a home in The Villages. I retire from my job on June 6, getting ready to put my condo on the market & I hope to be a Villager by late October. My friend who has lived in The Villages for over 10 years reminds me to look at the age of the roof & the AC. If the roof is 15 or more years old, getting homeowner's insurance may be a challenge. Cost of the home is important...I need to pay not more than $270K for my home in The Villages.. I also want to be anywhere north of 44, so I have a lot of areas to choose from. Lake Sumter Landing is my favorite square. There are over 700 preowned homes on the MLS now. 3 years ago, there were less than 300 preowned homes on the MLS. And Properties of The Villages probably has another 700 preowned homes they are trying to sell. The preowned home inventory has totally changed from where it was just a few years ago. I will rent a home for several months so I can house hunt at leisure.
