ОтветитьI live in Playa Del Carmen, and I found that a lot of people here started out in Tulum, got bored and moved to Playa. I really don't get Tulum as a long-term thing... Just a bunch of yogis and influencers in an overpriced town thats boring as hell after a few days. Great place to vacation, not so great place to live.

ОтветитьWhat the realtor basically says is that the "well" aka cenote will be used to dump your sewage UGH. Solar panels and reverse osmosis doesnt make it eco friendly. They way they cut the land clear in Tulum is devastating and horrific. I saw it with my own eyes, the machines coming in and tearing down the trees while the monkey yelled about their loss. No other word but horrific. Please do REAL eco, or just don't. Tulums market will be quickly over saturated with 1000 of Americans buying the exact same condos.
ОтветитьI’m Mexican just be carful where u invest your money. Lots of scams in Mexico. Buy from someone u trust only will save your heart ache in the future. Quintana Roo as an investment is a good idea. Prices will always go up in that part of region.

ОтветитьI bought at a different development and regret my experience, the developers lie on their design renders. Everything you see is not included. My neighbor’s apartment floods when it rains. There is no sewer treatment, they pump the waste in the jungle

ОтветитьDon't EVER buy a one bedroom in Tulum. The market is completely saturated with one and two bedrooms. You will get $50-98 a night in that area. You would be lucky to get 50-60% occupancy. it will take you 10 years to get your money back. and Tulum won't be liquid for a while. appreciation will also be lower in a one or two bedroom. I can see the appeal of one but not worth touching. I specialize in building and renting 3-6+ bedroom villas here and that's where the money is at.

ОтветитьTulum DOESN’T have the basic amenities from sewage, trash disposal, the streets get flooded every time it rains and it’s constantly in construction do to the poor quality of the materials that the government uses and on top of that all of these massive construction are distorting the jungle and in three years I guarantee you there will barley be any jungle, animals, mangrove left. Tulum has also become so expensive that Mexican people can’t afford to live in tulum so most of them have to travel 6hrs in public or private transport provided by the companies they work for

Ответитьat the beginning, maybe you can charge $200, $250 a night for 60% occupancy rate but later on it becomes $150 for 50% rate.... but oh well... $150 a night 50% rate is still a profits for only $240K

ОтветитьBeware of investing in Tulum. May of these investors are selling “developments” they have no intention of building. I was recently defrauded $10,000 on a similar project from a different development. Invest with caution!
Ответитьthe funny thing is when you cross the threshold of these projects so luxurious, you find yourself in the mud until your stomach and you have a sorry sight of plastic waste all over the city, I was wondering if in Mexico the industry of recycling exists, because I've seen people feed in the bins, but no one picks up the plastic
