In the cost list how do you insure price increases?

I am about to furnish my furnished midterm. My soap stone was installed in the kitchen today!!! Bedrooms are done but I am stuck about the living room. I will be renting separate rooms and each bedroom has a desk and comfy chair. It is a 3 bed two full bath. High end stackable laundry.
There is a coffee bar with stools at one end of the living room and seating at a round kitchen table. Lots of space for conversations.
But, in the shared living room which is small, long and narrow... ( it's a 1700s farm house). Do I get a small sofa or go for 4 club swivel chairs and no sofa?
