Do you know of a low-cost method to obtain a list of multifamily/commercial properties in foreclosure throughout the United States? As things continue to tighten up, there is gonna be a lot of opportunity for people who do creative acquisitions who don’t necessarily have the network or money to really get in as a multifamily investor. Some of these creative acquisitions are lease options, subject to, loan assumption and seller finance. Among these things, what do you think is the best option for creative acquisition? and what are the things that people should be watching for if they go to do one of these type of acquisitions to protect themselves from failure?

Ответить@tyler: I had a question related to your last comment that we ourselves could be on either side LP/GP..... If we are on LP side, what could be minimum criteria like what should be Cash on Cash Return or IRR or Preferrred Return we should watch .... also, what capital companies exists that provide better LP side of benefits ....I am asking becasue there are so many of them.....
Last but not least, Is there any tax advantage if you are on LP because then income will be considered as Passive Income and you can't offset against say W2 income......appreciate any help here...
