People please listen to her and take her advice. I wasn’t willing to pay more than $1500.00 for rent. I placed my bid and it was accepted. The seller agreed to give me $3000 towards closing and then the appraisal came back with the house being worth $18,500 more than my offer. I close on 12/30 and when I say I’m over the Hill excited!!! I do plan on doing upgrades with income tax returns probably for the next 2-3 yrs, but I’m truly in love with my new home 🤞🏾🤞🏾. Thanks to Shaheedah educating me throughout this Pandemic I feel like a pro.

I have safing for down payment house and closing cost credit excellent but i cant get qualified for a FHA LOAN as a first time homebuyer cause my income is to low which im not understanding and i give up looking to buy a house

The builder we are working with has increased their base price 20%. This only includes four walls, a roof and windows. Everything else is added on. After you visit the home design center you can expect to have the contract price increase 15-20% over base price depending on your interior design choices.

We were trying to stay closer in the city (Charlotte, NC) but it's literally impossible unless you're willing to pay over at least 600k for what you want. Now we managed to win a bid for a lot in Statesville (45 mins away). Thank God more companies are getting used to remote work lol.

It's a dog eat dog world out here...

We decided to stop renting and buy, the prices are ridiculous. Paid off some credit cards and waiting for my scores to update then its on to purchase our first home.

Alright saved for 6 long years for a house. I'm buying my first house with cash, because I don't do debt or interest on ANYTHING I'm just glad I'm not relying on a credit score, because I have no credit score, because I have never borrowed for anything in my entire life.

I used to be a firm believer in renting prior to the pandemic but my mind has changed. In 2016 I moved into an apartment that cost $950 a month. I am still in that same apartment and the rent for month to month is now $2114 which is more than double. Of that $2114, over the last 2 months it increased $579 a month. At this point I am just going to attempt to buy. Screw these dirt bag landlords. They are scum. Thankfully for me my only debt is a car payment on a $130,000 a year gross income, which is spread over 3 sources and a credit score of 828 average over the 3 credit bureaus.

Until the market comes down and your home loses half its value. I can wait....instead of having a crappy loan for 15 to 30 years. We all know interest rates will go up. My black butt will just wait until Biden is out of office...also people it makes more sense to buy when this crap crash even if the interest rate is higher. You can always refinance later on and not pay 100k extra for a overvalued home. IJS

Buying a house is a complex decision. However, refusing to buy for this "little" reason or that "invisible" reason can be a negative impact on your success. Have you contemplated this situation >>> by the time these waves are out of the way, what will your choices be made from, because most of the good homes have been picked over & you get the culls.... If you buy a home that you aren't in love with, you'll be sorry & all the remodel in the world won't work for you.... You're Stuck...

Great video! I’m a millennial and purchased my home in March 2021 with 2.25%, mortgage is $1,066 for a 3 bed/2 bath almost 1,400 sq ft. My home has gained equity and I’m looking to use the funds to purchase a rental property but the homes are increasing. I really appreciate the value that was given in this video. Still not giving up on the search! 🕵️‍♀️

I'm 21 trying to find a house but this bidding war is kicking my butt. I was looking at a new construction in Stockbridge and there was a waiting list but the builder was only taking the best offer. The agents I work with say I need to go up to the 300s but there's just as much competition. This whole thing is truly depressing, especially if you are a first-time home buyer

I was getting distraught looking for an properties and my offer not being accepted in this crazy market. However, my realtor and I kept pounding the pavement and I had to be flexible on my searching. So I found a villa for 2 1 and 1/2 bathroom for 129,500 I'm a 55 plus community in a different city and made a offer for $134,500 and my offer was accepted by the grace of God. Interest rate I paid down on for 3.62% conventional loan no down payment only closing cost mortgage is $708..so don't give up stay the course must be flexible you will find your house 🏡.

Great advice Shaheedah! I love your videos! I am a single parent. I started looking in August. There were many missed opportunities because of investors and buyers making cash offers. Well, I stayed in the game. A few hours ago...January 5th, I became the proud owner of one of a handful of duplexes in a prime neighborhood. I was ready to walk away when the seller refused to do some huge repairs. He caved when I did that and offered to take the assessed price which was $10,000 less than the asking price, plus he gave me my requested $5,000 concession. The house needs some love, but it is livable. Like Shaheedah Hill says, things are fixable. Plus, I have tenants under contract until next July. My attorney called to say how impressed she was with my negotiating skills. I will house-hack for a while. I wasn't sure I could do it, but I did. Being a single parent, and a first-time buyer in a tough market, with other challenges did not stop me. I did it, and you can do it too. Keep the faith! And thanks again Shaheedah Hill!

Interest rate hike won't deter me from buying. My first house had an interest rate of 7% back in 04. 4 or 5% is still good. I'm looking now, but there is nothing to buy.

I’m in the millennial category looking for a home, but where I live (DMV area), home prices are extremely high because everyone wants to live on the outskirts of DC since DC homes are in the 600s-1 mil. It’s so competitive, but I will find something eventually. One thing I’ll say is I find housing doesn’t seem to be created for single people. I’ll watch some of your other videos to see if there’s any valuable financing info.
