Not everyone has the personality and inner fortitude it takes to be a landlord. My mother was a realtor and landlord and was pretty good at it. I learned after owning 2 rentals that I suck at it.

ОтветитьTRUTH! I have bought land, raw land, and turned around to sell it shortly after. Every year that it sits there unsold, it collects yearly taxes. If I want to get 50% margin on property sales, then I have to increase the for sale price every year, because my costs go up. At some point, I have to change strategy and find a way to make that land profitable.

ОтветитьIt has value in the form of equity. it could turn around instantly with the right marketing campaign. If not, the land alone will go up in value enough to be worth it(depending on the area). A park can make you money in property value. If it goes up enough, then you can actually borrow against the property. Its more long term income, but less stress, and not $0.
ОтветитьTHIS mindset is why we as a society have destroyed the single family home market. Viewing a house as a way to make money is diabolical.
