What is your call on REI nation( turnkey investment company)

Ok good Information but how do I scale with turnkey properties? I know that with BRRRR I can refinance cash out to use on the next deal but how do I scale with turn key?

Good stuff. I utilize a turnkey investment advisor. They do the research and have fully vetted the turnkey providers in cash flowing markets throughout the US. So they are providing the reference and introducing me to reputable companies. As for financing, the providers in their network do not require cash offers. So purchasing a turnkey property is no different than any other purchase. Knowing and trusting who you are working with is a big deal. My advisors take all of that work out of it for me.

Again, every party that's involved in the process (the seller, lender, management company, title company, insurance carrier) have all been researched and referred by the investment advisor. All I have to do is come up with the down payment and closing costs.

As for the numbers, I complete agree. I would say "Trust...BUT Verify."

We've closed on 4 properties in 7 months and don't plan on stopping any time soon.

Great video being a turnkey provider myself I definitely agree with calling previous clients, and also checking their google review. Go to their market view their finished products. Also make sure they have an in house property management that way they stay accountable even after the sale instead of pushing accountability off to a 3rd party PM.

This properties are sometimes too good to be true! I always check different markets especially online, tried Trulia nad Zumbly

Maybe I had the wrong understanding, but I thought I'd turn key property was a property you are going to buy that doesn't need much repair done for you to rent.
I didn't realize there were TurnKey companies that only sold turn key property.
Can turn key mean a few different things? New to real estate so I am trying to understand the concept. Thanks!

Sometimes turn key RE doesnt work because the company swindles and defrauds the investors. Like selling them a house that burned down during escrow but no one said anything about before closing. That is the kind of stuff your friend clayton morris did. He stole millions ofdollars and defrauded hundreds of investors before he fled the country a fugative. Did you ever refer anyone to Morris Invest brandon? Ever get paid to?

Not from turnkey company, but I have 10+ condo units in Fort Lauderdale being sold at 9-10% cap (after HOA/property taxes) furnished w/ tenants in place.

This guy I worked with bought an off plan apartment in a new build. He sold it back to the developer after 1 year and made £50k, well that is what he said. Some people only do off plan and they are realy eager for the strategy. Then other people like other strategies. My main issue with off plan or turn key is that value can not be added and you have to rely on appreciation. Which only works when buying the property for a very low price like my work buddy did, as he was able to "turn it over" in a short period. Buying off plan/turn key is also very capital intensive because you can't pull your money out for extended periods and you can pay more for the higher finishes than you would if you did it yourself, as your paying for not having to do it yourself.

That bird is distracting...

A list of these companies would be nice. Holding in only Washington seems risky for me.
